Hot Water Tank Leaking in Vancouver

Water pooling around the tank, dripping valves or a wet floor near the water heater.

A leaking hot water tank can go from a small drip to a wet floor quickly. Emergency Plumbing Vancouver is a free referral service. Describe the problem and we pass your request to independent local plumbing companies across Metro Vancouver. We are not the contractor. We are a referral service and provider availability varies by location and time.

Safety first: Hot water and tank parts can scald. If you smell gas (rotten eggs) near a gas water heater or hear hissing, leave the building and, once outside, call the FortisBC 24-hour emergency line at 1-800-663-9911 or 911. If water is near outlets or an electric tank's wiring, keep clear and call 911 if anyone is at risk. We are a referral service, not an emergency service.

What you can safely do now

  • Shut off the cold-water supply to the tank, if you can reach the valve safely. Know where your main water shutoff is too.
  • Turn off the energy source only if you know how: the breaker for an electric tank, or the tank’s gas control for a gas unit, following the manufacturer’s label. If you’re unsure, leave it and tell the contractor.
  • Contain the water with towels or a bucket, and move items away from the tank.
  • Take photos of the leak and the tank’s label (brand, model, and age if shown).

Request plumbing help

Share the issue and we will try to connect you with an independent local plumbing provider.

Where is it leaking from?

  • Pipe connections on top of the tank. Sometimes this is a fitting rather than the tank itself.
  • The relief valve or its discharge pipe. This can indicate pressure or temperature issues; a contractor should assess it.
  • The bottom of the tank. This often points to the tank itself.

Mention which one in your request. It helps the contractor know what to bring. Only a contractor who inspects the tank can say whether a repair or a replacement makes sense.

Common questions

Should I keep using hot water?

If you’ve shut off the supply, avoid using hot water until a contractor has checked the tank.

Can a leaking tank be repaired?

Sometimes, if the leak is at a fitting or valve. A leak from the tank body usually means replacement. A contractor has to inspect the tank to say which.

Do you charge to submit a request?

No. It’s free to request. Pricing comes from the contractor you choose.

Are you a plumbing company?

No. We pass requests to independent local plumbing companies.
